1. Apartment Purchase Price

2. Monthly Membership Fee
One bed: £1,491 per month
Two beds: £1,642 per month
Two beds+: £1,870 per month
Penthouses: £1,945 per month
Our monthly fees will increase in February 2027 based on the higher of the previous December figure for the CPIH (plus 1%), or the Annual Earnings Index.
What is included in the Membership Fee?
The Membership Fee covers utility bills (electricity, water and heating), buildings insurance, Wi-Fi access, daily repairs, and long-term maintenance, 24-hour security coverage by our team, emergency response, service contracts and garden upkeep.
The following services are covered by the Membership Fee:
Concierge services
- 24-hour concierge service including managing visitor access, handling deliveries, providing an emergency call response service and helping Owners with making bookings and reservations
- Access to IT support services
- A regular shuttle to local amenities such as shopping areas or places of interest
- Access to all the amenities
- Access to the Wallacea Living Wellbeing services
Health and wellbeing
- An on-site management team responsible for Owners’ wellbeing
- The Wallacea Living Wellbeing team
- A regular wellbeing consultation with the Wallacea Living Wellbeing team as part of our wellbeing programme
- GP and vaccination programmes to be organised on-site as required
- Supporting Owners to access all aspects of healthcare such as dentists, hearing and eye tests, chiropody, chiropractor, counselling and district nursing
- The ability to independently monitor your own vital signs or if you choose, the Wellbeing team are also on hand to support you
- Specialist gym equipment
- Emergency call system and building management system installed in your apartment
- A Residents’ App where Owners can make reservations, ask us questions and provide feedback.
Owners can also arrange deliveries and receive information about events and promotions at Wallacea Living
Management
- An on-site management team responsible for Owners’ safety and security as well as for maintaining the estate
- Maintaining and testing of all lifts, plant, electrical installations, fire and other safety systems and other equipment in the communal areas (for example, smoke detectors, fire alarms and fire extinguishers)
- Utility bills (gas, water and electricity) for the shared areas, and electricity and water charges for Owners’ apartments including electric heating
- Wi-Fi access in each apartment as well as in the communal areas
- Buildings insurance, public liability insurance and employers’ liability insurance
- Regular refuse collection
- Housekeeping services for the communal areas
- External apartment window cleaning service
- Professional landscaping and gardening
- Estate service charge payments, which we pay to our landlord for the upkeep of the shared areas of the wider estate our development is on
- Management fees for Wallacea Living’s head office support services, including human resources, finance and legal
- Carrying out Disclosure and Barring Service checks on all staff who work on site
- Training for the on-site team
What is not included within the Membership Fee?
Costs of the normal running of your apartment are not included in the Membership Fee. These include home contents insurance, television licence, telephone charges, satellite TV subscription services and council tax.
The Membership Fee does not cover certain on-demand services such as:
- Personal support or home-care packages
- Lifestyle services (including apartment cleaning, laundry services, chauffeur services, salon and spa treatments and some fitness classes)
- Food and drink in our restaurant and bar. However, you will have the benefit of member’s discount of 10% off your bill
3. Deferred Management Fee
Calculated at 4% per year or part year and capped at a maximum of 28%.
This is charged as a percentage of the sale price of your property on completion. It is tried and trusted across the sector and ensures we have an aligned interest with you in the long-term upkeep and improvement of the whole site, so your property is sold on for the best price possible. This fee is calculated at 4% per year or part-year and capped at a maximum of 28%. For example, if you sell after seven years, you would pay 4% x 7 = 28% of your property’s sale value, subject to the stated cap.
