Who can live at Wallacea Living?

As a retirement community, the minimum age to live in an apartment is 65 years.

It’s space to maintain your independence, or help is at hand if you need a little extra support.You will never get a hard-sell at Wallacea Living. We want all our residents to make a confident decision to join us. Our only request is that you take a proper look, with an open mind, to see the possibilities.

Can my friends and family stay with me?

Your apartment is your own home, so of course guests are welcome to stay with you.Your guests are also ours and they are free to use the amenities of Wallacea Living.

Is it OK to move my pet in too?

Yes, well-behaved pet companions are welcome.

Can you help me to move all my lovely old treasures?

Absolutely. We're here from the moment you decide to join us. A range of services is available: from putting you in contact with a vetted removals company; to supplying a choice of conveyancing solicitors if needed; to helping with downsizing and planning what to bring; and making the process as straightforward as possible.On the day of the move, we will be on hand to help while you soak up the atmosphere of your new life at Wallacea Living. When you see how much we can do for you and how we aim to make it as easy as possible, you'll be reassured that the process will be far less daunting than you imagine.

Who are ARCO?

ARCO - Associated Retirement Community Operators – represents the UK’s operators of Integrated Retirement Communities. ARCO members offer lifestyle, wellbeing and care facilities to support independence in later life. ARCO's aim is to set rigorous standards through the ARCO Consumer Code and to enforce these through self-regulation, so building trust and recognition for excellence amongst its members. Because of this, we are proud to be ARCO Approved Operators and we aim to comply with the principles laid down in the ARCO Consumer Code. You can view the ARCO Consumer Code here.

What's life like at Wallacea Living?

Our aim is to provide the comfort, amenities, activities and support that mean you can focus on living life to the full.

You'll own your own beautifully-designed home, with your own front door and access to on-site amenities like a cinema, restaurant, library and landscaped gardens.

We believe that keeping your mind and body stimulated and active is key to enjoying a healthy and fulfilled life so we offer a plethora of activities that you can enjoy, should you wish to. We'll even support you to start your own club or activity.

You can benefit from all the proactive wellbeing services and amenities that we offer to maintain your health and fitness. Should you ever need it, we can provide empathetic support and care in your own home.

Our on-site team are available 24/7 to support you and ensure that your every need is catered for. They are always looking out for you, putting your best interests at heart and inspiring you to live later life to the full - on your terms.

Who manages Wallacea Living?

We do. All our care, amenities, facilities and services are managed and provided by our in-house specialist team, so you can expect them to be of the highest standard.

Is the property owned by me?

Yes, your home will be fully owned by you on a leasehold basis. It is your asset and you will benefit from us continuing to invest in your property and shared amenities.

Can I make changes to my apartment?

Yes, you can complete non-structural works at your own expense. Whatever you are planning, please let us know as we may be able to help with sourcing quality contractors.

Will there be Wi-Fi and satellite services in my apartment?

All properties are equipped with high-speed internet and Wi-Fi access which is included in your monthly fees. The infrastructure will be in place for subscription television but you will have to arrange and pay for this service if you want it. Elsewhere, free Wi-Fi will be available in the communal areas.

I still want to travel, can I leave my apartment for part of the year?

Yes. Life at Wallacea Living is life on your terms. Your home will be looked after whilst you are away. Every apartment also has an activity sensor which will be activated by anyone entering it while unoccupied and then attended to by our on-site security team.

What happens if I need to sell my property?

Your home is your asset, you can decide when to sell and how to go about it. As the community operator, we are well-placed to progress with the onward sale and its presentation to future buyers for a competitive fee. You can, of course, engage your own agent to do this for you, but you will be liable for their fees.

A Deferred Management Fee is payable when an apartment is sold. For further information, please refer to Fees and Charges.

This method of charging is tried and trusted across the sector. The deferred management fee ensures we have an aligned interest with you in the long term upkeep and improvement of the whole site so your property is sold on for the best price possible.

How do you approach my wellbeing?

We believe that you can do anything if you have your health, so our first approach is to support your wellbeing on your own terms by offering a range of services.

Every six months, we’ll offer a complimentary wellbeing MOT that performs vital signs and blood pressure checks and a discussion about your levels of activity, socialisation and overall mental health. We'll also offer diet and nutrition advice, health checks or companionship that can contribute to improving or maintaining your wellbeing and health. We'll provide activities, classes and trips that support your interests and all add up to having a great life.

We principally promote staying active. For some, that might mean use of the spa or pool, or achieving more challenging exercise goals in the gym or a class. For others, that could be supporting their mobility or providing physiotherapy after a medical procedure. Our focus is on your wellbeing - mentally, physically and holistically.

What access is there to healthcare?

Included in your membership fee is priority access to a private GP booking portal for expedited private appointments, or you can attend one of our bi-monthly on-site GP surgeries. We're here to co-ordinate all the other services to keep you well, such as dentists, hearing and eye tests, chiropody, chiropractor, counselling and district nursing. Fees for all private appointments and services are covered by you.
We also have relationships with NHS providers to access their services.

What care services are available?

We have a very wide range of support and personal care services available in your own home. The extent of our involvement is totally driven by your needs and our aim is to support your wellbeing. Help with housework, walking the dog, preparing meals and assistance with medication can be expanded beyond your home to supporting you at appointments, outings, overseeing exercise plans and providing companionship.

If you require it, we can provide round-the-clock personal care following illness, falls or hospital admission to palliative care. All domiciliary care is provided under separate agreement.

Although nursing care is not provided, we have relationships with healthcare professionals to support you and will happily discuss any existing care needs you might have before moving in, so you have continuity of care.

Who provides care at Wallacea Living?

As an integral part of our service offer, we have our own on-site care team, Wallacea Living Care, trained to CQC care certificate standards and always on hand to help.

What are the benefits of an on-site wellbeing team?

Our forward-thinking approach means you have the ability to plan ahead as our team will get to know you, even if you don’t need or receive care currently. Sudden illness and accidents at home are often what starts a care conversation that can result in a rushed, unsuitable care decision. As partners to your wellbeing, we can work closely with you to create informed, tailored plans for your individual needs and wishes, with a supportive team you and your family already know and trust.

How will you assess my needs if I need assistance or care?

Our specially trained team will soon get to know you and will be proactive in supporting as you wish through our wellbeing MOTs and vital signs checks. We offer a wide range of domiciliary care and will have an open and honest conversation with you about the support that you want and the needs we have observed.

What fees do you charge?

There are three parts to the costs: when you move in; day to day living; and when you sell.

You will pay an upfront purchase price when you buy your home and you will acquire the lease.

Wallacea Living is a club membership with payment of a monthly fee that covers some of your day to day living expenses.

When you sell your property, a deferred management fee is charged as a percentage of the sale price of your property.

You will never be asked for any other contributions to the running of the community.For further information, please refer to Fees and Charges.

What does the monthly fee cover?

The club membership fee is paid monthly. This covers your buildings insurance, utility bills (electricity, water and heating), Wi-Fi access, daily repairs and long-term maintenance, 24-hour security coverage by our team, emergency response, service contracts and garden upkeep.Additional requirements such as food and beverages, housekeeping, salon services or planned care packages are an additional cost on a 'pay as you go' basis and are invoiced at the end of each month.You are responsible for your council tax, television subscription charges and your own contents insurance. Will I need further advice?

It is important that you take your own legal and financial advice before buying an apartment at Wallacea Living. We will be open and transparent about the process and we will guide you through.For the property purchase you will need a solicitor to progress the conveyancing. We can supply a choice of conveyancing solicitors if needed. You are, of course, welcome to use your own solicitor.

Can you help me to move in?

Absolutely. We're here from the moment you decide to join us. A range of services are available, from arranging removals with a vetted company to suggesting conveyancing solicitors; to help with downsizing, planning what to bring and making the process as straightforward as possible. All the little details can be managed for you too, like swapping utilities providers to sending new home announcement cards.On the day of the move, we will be on hand to help while you soak up the atmosphere of your new life at Wallacea Living. When you see how much we can do for you and how we aim to make it as easy as possible, you'll be reassured that the process will be far less daunting than you imagine.

Will I have to make a quick decision to buy?

We understand that the decision to move is an important one, so take your time. Browse the apartments, involve your family and friends and ask as many questions as you like. We will never pressure you to buy and we want you to be fully informed and comfortable with your decision.
