TERMS AND CONDITIONS

  1. Wallacea Living will, subject to these terms and conditions, offer to contribute 50% of the Stamp Duty Land Tax (SDLT) payable in relation to the agreed purchase price for any eligible new-build apartment within our current development portfolio (Eligible Property) (the Offer).
  2. The Offer is only available for a new reservation of an Eligible Property made on between 1st April 2025 and 30th May 2025, with completion of the purchase of an Eligible Property to take place by 16th January 2026.
  3. The Offer is based on the SDLT rates applicable as of 1st April 2025 and calculated upon the SDLT rate applicable to the purchase price of the Eligible Property as set out in the reservation form. Any changes to SDLT rates after the reservation date will not change the Offer, which shall be fixed based on the SDLT rates applicable on 1st April 2025.
  4. The purchaser’s intention to take advantage of the Offer must be disclosed at the time of reserving an Eligible Property and must be stated on the signed reservation form.
  5. The Offer does not cover additional SDLT rates or surcharges relating to second/additional home purchases or non-resident transactions.
  6. The Offer will be deducted from the purchase price payable to Wallacea Living on completion, as a contribution towards the purchase price. The purchaser remains solely responsible for ensuring timely payment to HMRC of the full SDLT amount in relation to the purchase of the Eligible Property and Wallacea Living shall have no obligation to make any payments to HMRC.
  7. The Offer cannot be exchanged for cash, assigned to any other person, or used in conjunction with any other offer. The benefit of the Offer is personal to the original purchaser(s) named in the reservation form and applicable only to that Eligible Property.
  8. If the purchase of the Eligible Property is cancelled, terminated, or fails to complete by 16th January 2026 for any reason whatsoever, the Offer will be immediately withdrawn.
  9. Wallacea Living reserves the right to withdraw or amend the Offer at any time prior to reservation. Any such withdrawal or amendment will not affect a reservation already accepted by Wallacea Living.
  10. A £5,000 reservation fee (fully refundable) is payable when reserving any Eligible Property.
